Hi Aileen,

The latest transaction is a mid floor 5rm at blk 26 sold for $710k in Aug 2012.

The estimated valuation of your 5rm is $700k, depending on the level, facing and condition of the unit.

For COV, we should be looking at $50k and above, subject to the various factors listed above.

If you are keen to sell your flat, first step is to do a HDB valuation. I can assist you on this.

With regards to upgrading, it is possible depending on the location you are looking at.

I do not know how am I able to quote you any COV estimation if I have not seen your unit to determine how much would a buyer likely to offer, however if you are to look into the recent transactions around your area, you could likely be selling your place in the range of $700k upwards but as I've mentioned that this figure is based on past transactions and is not a true reflection of what your property can likely fetch since we cannot compare your unit against the past trasacted units.

For your intended upgrade, this is possible, however, your cash turnover for the purchase and sale is a concern, given that if you need to move into the private property you purchase after moving out of the HDB, cash portion upfront for your purchase needs to be worked out.

I would like to share with you the most recent transaction at Dover Crescent in the last 3 months.

1) Blk 26 mid floor, transacted $710k in Aug

2) Blk 27 mid floor, transacted $730k, valuation $675k, COV $55k

You may want to take this as a guide. Typically, you should be able to fetch at least $700k for you unit.

Regards to whether you are able to upgrade to a condo, we need to go through a detail financial calculation before I can make any conclusion. Pls note that apart from financial, we have other matter to consider such as timeline of transaction and location of your condo purchase.
