Hi, I'm a SPR, currently renting a room in singapore. I have not much/ no cash, not much/no cpf as I've just started my career. I take home about 7-8k a month, and I'm single. Question is, since I'm renting a place and staying with strangers now, I thought I might wanna get my own place, and rent out the rooms at my place instead. I wanted to know if it's possible for me to get myself a property given the fact that I have no cash, no cfp at the moment? If yes, how do I do it? If no, roughly how much cash do I need to save up before I can afford a property? I'm looking at a property that is at least of 3 bedders, since my intention is to rent the rooms out. Any advice is much appreciated. Thank you :)

Hi,
A max loan quantum of 80% for first bank loan subject to bank assessment. So you will need to factor in the 20% downpayment.
Drop me an email so we could discuss further.

Are there any loan available for me to take for the down payment?
Hi,

As an initial cash outlay,
Assuming 80% loan granted, cash payable will be 20%.

What we can do now is work on your loan (IPA) to see your approved loan amount. Following that, I can work out your financial cash calculations & progressive payments with timeline.
I do understand your constraints on the cash portion , hence, you may consider a personal loan or bridge loan. Do not worry, there is always a solution to every problem. It is a matter of whose knowledge and experience to tap on.

In this case, since you're new to this process, let's meet up to discuss and take this forward. I have helped many clients with varied constraints and difficulties by breaking down their issues and proposing solutions. Home purchase is a step by step purchase and given your first time background, it is apt to have yourself guided and walked step by step to ensure you do not overpay in the process of unfamiliarity and shortchange yourself on a good deal. Furthermore, there is NO agent fees involved! So you can take this opportunity to discuss more on your preferences & for me to share more insights to the market, chart out the market price analysis and recent sales transaction caveats, work out comprehensive financial cash projections and provide you with up to date information to the procedural steps and its associated wings- financial (loan) , legal matters etc.

It's a weak market now and its best to leverage on it to get the best deal. The question is- how to leverage and whom to work with to ensure your interests are met! You can asses my proven track record and recent coveted awards & testimonial on my website to ascertain the commitment, dedication and integrity I uphold in representing my client's welfare to ensure I walk my talk.
