Good morning buyer,

I will love to assist you in your property purchase.

The cash outlay will depends whether you take up HDB or bank loan.

1) 90% HDB Loan. 10% down payment can be funded fully by CPF OA funds.

2) 80% bank loan. 20% down payment will be 5% cash and 15% CPF/ cash.

Other costs will be:
I) estimated 3% buyer stamp duty (no additional buyer stamp duty as IRAS will treat this residential property purchase as your matrimonial home)

II) valuation fee, resale HDB submission fee, legal fee etc

III) agents commission (1% of purchase price plus 7% GST)

Actually there's no best time to purchase an unit for own stay. As long as the pricing is reasonable, you should get one. Don't wait and miss the opportunity.

There's no "best" quarter, it is difficult to time the market. After all, both sellers and buyers know Bukit Merah is a good location, hence as long the price is reasonable and close to your requirements, you should look to commit.
