Hi, if my partner and I have been earning a combined gross monthly income of 14,100 since November 2021 (previously it was 13,300) and we are looking to get a resale HDB flat, will we be eligible for:
1) HDB loan; and
2) CPF Family grant.

If no, will it be possible to appeal and for the CPF Family grant, when do we apply/appeal for it if we are looking to purchase a flat?

To be eligible for HDB loan and CPF Family Grant, your monthly household income should not exceed $14,000. You can definitely appeal but they may not necessarily approve and from what I gather, chances for appeal are slim. You may wish to consider getting a EC instead where the monthly household income ceiling is $16,000 and you are basically also enjoying similar perks but with better upside potential moving forward when you decide to dispose.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Good morning,

I will advise you guys to appeal first before proceeding further. Your combined gross income might be higher based on HDB's calculations which might include other allowances etc. Once you have your answer, then you decide whether to buy with (if appeal successful) or without. Or you can consider other options like new EC, resale EC or private housing.

Best of luck! Hope to assist further in your property journey!

Hope my sharing helps in aiding in your enquiry. May I know how can I value add further in your property needs?

Best regards,

Based on the information provided, you and your partner's gross monthly income is $14,100 since November 2021. To determine your eligibility for an HDB loan and CPF Family Grant, there are a few factors to consider, including your citizenship, age, and family nucleus.

Assuming you are both Singapore citizens, below are the eligibility criteria for an HDB loan and CPF Family Grant:

HDB Loan: To be eligible for an HDB loan, the average gross monthly income of you and your partner for the 12 months before the flat application must not exceed $14,000. As your combined income is $14,100, you may be eligible for an HDB loan. However, HDB will also consider other factors such as your age, loan tenure, and financial standing.

CPF Family Grant: To be eligible for the CPF Family Grant, you must have a family nucleus comprising at least one Singapore citizen and one Singapore Permanent Resident or citizen, and meet the income ceiling and other eligibility criteria. The income ceiling for a family with a gross monthly income of $14,100 is $14,000. This means you may not be eligible for the CPF Family Grant.

If you are not eligible for the CPF Family Grant, you can consider other grants, such as the Enhanced CPF Housing Grant or the Proximity Housing Grant, depending on your situation.

If you believe you should be eligible for the CPF Family Grant or other grants, you can submit an appeal to HDB after you have been issued an Option to Purchase (OTP) for the resale flat. The appeal must be submitted within 21 days from the date of the OTP. The appeal will be considered on a case-by-case basis, and you will need to provide supporting documents to demonstrate your eligibility.

I hope this information helps, and I wish you all the best in your property search!

:) let us discuss over a cup of your favourite drink and see if it is workable. Looking Forward to chat / meet up with you Soon :)
