Hi, Yes, it will affect the house and most likely it will have to be sold off. As a single SPR can't hold a HDB Flat.

Hi,

Yes the single SPR will no longer be eligible to keep the HDB on his sole SPR status. HDB will require you the owner to either surrender the flat or sell away in open market, depending on MOP period. It is more ideal to sell first before renouncing, because the moment you renounce, there will be a timeline for you to sell off the away, which may not be advantageous to you as the seller.

Hi Sir,

I have assisted my clients who are in the same situation before. You will not be able to hold the HDB as a SPR and foreigner married couple and therefore HDB will need you to sell the HDB in the open market. It is not necessary to sell the HDB first before the renouncement.

The husband will be required to sell off the HDB when wife renounces the SPR, since single SPR is ineligible to hold on to a HDB. If you like to appeal against this, you can try but chances may not be high. Read More
