Since you have fully paid for your HDB flat, it will be better to sell off your pte property first. By selling the pte property first not just for capital gain, at the same time, it also secure you to get max 80% loan for your next purchase.

Here we go:

Before selling any property, pls decide whether the new property you intend to buy will be supported by the proceeds of the existing private property and the Bank loan.

Firstly my advise wd be spk to your bankers and understand about financing.

Secondly if you are talking about getting a 4 Bedroom apt in D 15 i think it should cost you about 2 to 2.5 mio plus.

allow me to send you the prices for few 4 bedroom units, as this wd give you an idea of the cash you need to arrange and your sale proceeds. Having said this i wd also like to know when you had got your pvt property.
