Hi San San,

It will be more ideal to remove your name from the hdb, otherwise the ABSD amount will be quite high at 12% for SC 2nd property. For private condo, perhaps a 1 or 2 bedroom property will be more ideal financially.

May I know what's the reason you can't get your name out of the current HDB flat? Is it because your parents are also non-Citizen?

If you're looking to purchase a private residential property together with your Wife, you will be liable for ABSD of 20%, because it cannot be considered a matrimonial home as you currently also own another HDB flat. Your maximum loan will also be capped at 45% of the property price (purchase price or valuation, whichever is lower). Your cash downpayment must also be minimum of 25% of the property price.

If you're looking to purchase a resale HDB flat with your wife, only your income will be taken into consideration as she can only be the essential occupier to the flat. You must also sell off your current HDB flat within 6 months of the HDB flat purchase.
