Hi, I noticed from Orchard Court residential transactions that the area type for Orchard Court apartments is strata and some purchaser addresses are HDB. This is despite the development being a private leasehold. May I know why this is so, and how this would affect the development, if it ever decides to convert to strata?

Good morning,

I am not certain what's your concerns but I will do my best to clarify on the terms.

Residential properties usually can be classified into landed and non landed.

Non landed properties will be like public housing (HDB), condos, apartments etc. Usually they are considered strata titled cause owners own the "air space".

Extract from Wikipedia: Strata title is a form of ownership and housing tenure devised for multi-level apartment blocks and horizontal subdivisions with shared areas. The word "strata" refers to apartments on different levels.

So Orchard Court is a strata titled property.

As for purchaser's addresses, current owners
might shift from HDB or private property in the past. Even right now, HDB owners are eligible to purchase a private property.

    But the ground floors and facilities aren't subdivided though so is it rly strata?
I am unsure what your concerns are and also what are the issues with purchasers' address being from HDB. It seems that you are very interested in this development as it is not the first question about Orchard Court I have observed the past few weeks in this forum. Read More
