Hi Mark,

Once you purchase the 4rm hdb, you have to wait out the 5 year MOP again before you can purchase another condo. Is that what you have in mind? Otherwise, its not feasible as you can't buy 2 properties (hdb and condo) at the same time.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi Mr Mark,

There are no restrictions to buy number of HDB resale flat.
The only restrictions are application of BTO/SBF/RBF, i.e. new flats from HDB directly, maximum up to twice and applying HDB loan.
In general term, meaning receive subsidize from government, if you apply and receive grant for the purchase, it is also consider as receive subsidized.

In your situation, you can buy resale HDB flat, but have to take bank loan.

The situation is as follow:
(1) Taking bank loan, you will need at least 5% cash for the purchase.
(2) Minimum cash you need is the $5,000 option fees.
(3) You may use your sales proceed cash portion if there are any to fulfill the remaining 5% of the purchase. This can discuss with bank.

What you must do now:
(1) Engage a specialist to assist you in calculating your financial status
(2) Understand your rights and options.
(3) Understand the market situation on whether you can achieve your objective.
(4) Make decision after getting all facts on hand.

For the purchase of the 4A flat under your name as the owner and your wife as the occupier is possible. However, as both of you are married, she will also need to fulfill the 5 years Minimum Occupation Period (MOP) during which she is not allowed to purchase any residential property.

As to how much funds you will be able to obtain after selling your HBD, I will need to assist you to draw up a financial plan so that you can have a clearer picture.

You may also want to look at other property options such as industrial or commercial properties as your wife will be eligible to buy them.
