Please note that you will forfeit the security deposit if you cancel the tenancy agreement. You can communicate your wishes to the agent who facilitated the deal in the first place.

You won't be able to get back your deposit once you've signed the Tenancy Agreement. It's a binding contract, by law you're obliged to take up the tenancy or lose the deposit. Unless the landlord is willing, on their own will to refund the deposit back to you. Hope this helps, do reach out to me if you need anything else :)

Essentially since you have signed on the Tenancy Agreement, less stamp duty, the landlord can still try to claim specific damages from you because the Tenancy Agreement is signed, and this mean that not only you are unable to have your deposit refunded, you may also need to pay specific damages to landlord on top of the deposit because of the termination of agreement on your part.

All contracts signed must have its legal standing, otherwise everyone will just be signing off all documents and then retracting. Think of it this way, what if the landlord of the cheaper unit you have found decided to terminate your contract on his or her own will because they are able to get another tenant who is willing to pay higher? How will you feel in this case?
