Care to share how old is your son?

Legal age to own a property in Singapore is 21 years old. If he is not, you can put under TRUST.

But do take note of the drawbacks of TRUST even though ABSD is not payable:

1) must be fully paid by cash, not able to take bank loan

2) Funds placed in TRUST can only be taken out by your son when he turns 21 years old.

Its a good way to build a legacy for your son and good form of savings as well.

Divesting a landed home into 2 separate assets does make alot of sense, however, do take note that the choice of the 2 assets are critical, otherwise a landed home will still be a better avenue in gain capital appreciation in land scarce Singapore over the long run.

The main gain from such divesting exercise is additional flow of rental income through the 2nd property over the years where you have a source of passive income.

Yes this is legal. However, do note that your son must be at least 21 years old to be able to own a property. If he wish to take a loan, he must also have a regular income stream to qualify.

Alternatively, the property can be purchased under a trust. However, do take note that the property will need to be fully paid for when purchasing under a trust.

Yes its possible for his name to have legal ownership of the property, if he is 21 years and above. If he needs to take loan to finance the purchase, he will need to have income to qualify for the loan. Alternatively, you can consider to use a trust to purchase the property.
