Hi!

The first thing I will recommend to do will be to check both your eligibility to purchase a HDB. Based on what you mentioned, it should not be a problem.
Next, work out both your finances and determine what is the value of flat you both can afford comfortably. (Pls also remember to factor in renovation cost, furniture and appliances costs, etc.)
Also, check on your eligibility for HDB loan and bank loan.
I will recommend you to engage a professional to work out all the above for you. The last thing you will want to happen is finding out that you miscalculated your finances just before completion of purchase!

you are only eligible to buy under non citizen spouse scheme in which also means you are the sole owner and only your income will be taken into consideration for loan assessment.

Strong recommendation is to apply for HLE or IPA to find out how much loan can you obtain. Along with that then we figure out whats your budget with grants and finances on hand.

As you're purchasing the HDB flat under sole owner under Non-Citizenship Spouse Scheme, your loan assessment will be based on your sole income.

It is advisable to check with the bank, or apply for a HLE to see how much you can loan.

If your spouse is working, you may wish to consider private property instead. This is because both of you can be co-owners of the property, loan assessment will be based on both your income. You will likely get a bigger loan amount too based on TDSR.
