Hi i intend to sell my jumbo in ŵoodlands - blk 34x series with a size of 172sqm mid floor. May i know what is the estimate valuation and COV ? If i intend to buy private property how much is the commision and how much will i need to pay deposit foe the hse plus all other stamp / legal fees? Tq

Hi Tan,

Jumbos are rare. For your unit, i estimate the valuation range is $550k to $580k. Of course it depends on the condition and facing of the unit.For COV, we should be looking at >$50k. I can assist you to get valuation done.

Private property buyer usually does not need to pay commission.

For buying of private property, assuming 80% loan,

1) 1st 5% deposit cash.
2) Next 15% cash/CPF.
3) Stamp Fee = 3% of selling price - $5400
4) Legal fee is usually subsidized by bank depending on quantum of mortgage loan.

Hi Tan,

I do agree with Ander that Jumbo units are rare, however, I did a simple search and found more than 5 jumbo and MG for sale in Woodlands area which most of them are selling at $650k range (value + COV included).

Is this selling price attractive to you? Call me for discussion. I will be in Woodlands for viewing at 8pm and therefore can drop by to visit you after my viewing is done.
