Hi Thomas, if there is no clause for any early termination, it is up to the landlord and for both of you to negotiate with one another.

Hi Mr. Thomas,

As advise by Aaron, this shall be negotiated between yourself and landlord.

In market practice, although not written, you have to compensate landlord's agent fee since you terminate the contract before the agreed duration.

On top of that, if you have requested landlord to perform certain task such as aircon servicing, professional cleaning, painting, buy new furniture etc. All these costs should be bear by you since you requested for them.

If not, then it would be the lost of rent before landlord found replaced tenant. Thus it is also common that tenant has the responsibility to look for replacement tenant up to landlord satisfaction.

If you do not wanted all the above chores, you might have to let go off your deposit.
