For (1), yes you can do so with room rental individually, though typically landlord prefer families as naturally they will take care of the place during tenancy. (2) Some things to note will be maintenance fee (condo) or S&CC fees (hdb), and property tax is still borne by landlord. General obligations would be to provide a place with reasonable live in condition, after all landlord/tenant is somewhat like a working partnership (3) Typically to secure the tenant, get a reasonable price and paperwork. But some agents do go the extra mile and build a long-term relationship, so they will try to assist if problems crop up during tenancy.

1. You may rent out to more than 1 tenant. All the tenant details will be listed down in the tenancy agreement. Only those listed in the agreement are authorized to stay in the unit.

2. For landlord, you will need to ensure that the unit is in good and livable condition before handing it to the tenants. You will also need to pay the property tax and the conservancy charges if any. Other obligations also include letting the tenant enjoy the quiet enjoyment of the unit.

3. I will advice you on the price trend and the ideal asking price of the unit. I will secure a good tenant profile for you and be the middle man between the landlord and the tenant throughout the stay. After the lease has ended, I will ensure that the unit is handed over in the original state.

Dear prospective landlord,

For question 1, I believe you are referring to renting out individual rooms instead of renting out the entire apartment itself. It is possible to rent out individual rooms under different room rental agreements. For your information, it maybe more appealing in renting out individual rooms in terms of month rental returns, however, the management of tenancy may pose some headaches as different tenants may have different habits and styles which may not sit well with one another.

For question 2, a landlord covenants are usually stated in the tenancy agreement, which includes ensuring that apartment is in prim and proper conditions when handed over to the tenants, payment of the conservancy or maintenance charges applicable for the unit and etc.

For question 3, in terms of appointment of a salesperson, the salesperson will be responsible in the marketing of your property with accurate information, securing the tenants who are residing in Singapore with proper visa status, preparation of all documents pertaining to the tenancy and hand over the apartment according to the requirements and etc. The fiduciary duties are stated out on the estate agency agreement which has been prescribed by the Council of Estate Agencies.
