Hi, I have a few questions to ask:
HDB - We have already purchased 1 new HDB with grant and sold 5 years ago, can we still buy new HDB flat? If yes, any penalty or levies that we have to pay?

Condo - We now staying in condo, and if we have sold the condo, can we buy EC or new HDB flat? or restrict to resale flat only?

Please advise...

Hi,

Unfortunately if you purchased and are staying in a condo now, you need to wait out a 30 month period after selling the condo, before you can purchase new EC or new HDB flat. For resale hdb, you need not wait out this 30 month period, just that you need to sell away your condo within 6 months after key collection to resale hdb.

You can still qualify for new HDB or new EC as each household is entitled to 2 subsidized housing per lifetime. However, a resale levy applies and its based on the size of 1st subsidized flat (the one you sold).

Hi seller/buyer,

You can qualify for a new HDB flat/EC, but you'd be subjected to a levy of up to $50k.

In your situation, it's unlikely that you'd be able to buy a new HDB flat/EC, unless you sell your condo and rent somewhere else for 2.5 years; otherwise, please start marketing your condo unit before committing to the resale HDB flat/EC purchase, as it might take more than 6 months to dispose your condo unit.

Afternoon,

As you are currently owner of private property, you are only eligible for purchase of private residential after 30 months of sales. All Singapore citizen are eligible to purchase widow dozed unit twice.

Good evening,

As currently you are a private property owner, you need to dispose off your unit first and observe 30 months waiting period before you are eligible to apply a new EC or BTO. You will be subject to resale levy as well and the amount will be based on your first BTO. For instance $30k for 3rm; $40k for 4RM etc.

If you dont want to wait that long or pay resale levy, you have to look into resale market then.

Probably you can share more with me on the idea of getting a BTO or EC so I will be in a better position to advise you further.
