In most circumstances, I will always highlight to prospective sellers that I am not in a position to advise on what price should they sell, especially so when they have other plans in mind after selling. Your enquiry gives me a feeling that the recent transacted prices for the lower floor units in your vicinity are lower than your expected prices therefore you are unsure of how to strategise the marketing of your property.

Perhaps you will first need to work out based on your post sales plan, how much would you need to achieve from this sale in order to be comfortable to execute your post sales plans. Having ascertained the amount, look at recent transactions to determine how possible to hit your targeted amount. If not, how much adjustment can you afford to make or should you even consider selling if the expected price is far away from what the market maybe ready to pay for your unit.

As a real estate consultant, my job is not only to sell your property but provide sound advise to my prospective clients. If it is in an unfavourable position to sell, I would advise so, which I have done so for handful of my clients.

You mentioned your unit is a 4S model, can I presume that it’s along Hougang Ave 8.

The past transacted price is just a guide, however price will not differ much. You always ask for $450k, but transacted will not be so high. Therefore, may I suggest that you looking at the range of around $400k, subjected to the renovation and facing of the unit.
