Good morning!

Based on the latest transaction for the same size unit in Sept 14, its $620k. But if you can provide me with more information, I will seek for current bank valuations for your unit which in turn you can draw reference from them.

As for your resale HDB purchase, you should be able to purchase a 3RM flat with $350k budget. But to be able to purchase a high floor plus corner unit (if you don't mind door to door units) should need some time to consolidate.

Lastly standard commission for sale is 2% of sale price plus GST and 1% of purchase price plus GST.

Last comparable transaction for a 388sqft unit in Kovan Grandeur is 620K in Sept 2014 last year. Final price also depends on unit condition, floor and facing.

For your HDB unit, it should be possible.

For market rate, it is 2% + GST for sale, and 1% + GST for purchase. If I can have the opportunity to work on both transactions with you, we can discuss the commission rates again. Thanks and hope to be able to assist further.

The last transacted price in your development I believe you might also know it's $620K. As to how to price your unit, we would definitely need to consider other factors. As for your second question on whether is it possible to get a 3 room flat at $350K, yes it is really possible.

For commission rates, the market rate for selling is 2% and for purchase of HDB is 1%. We will also need to do a calculation for both transactions to see what are your proceeds after the transactions and deductibles. If you are ok, we can meet up for a discussion.
