Hi. I am owning a Condo unit (2BHK) in Northvale Condo in Choa Chu Kang. I have purchased it in Sep 2012 and now I want to sell it. I have already relocated to India and I have given POA to my colleague. I want to give it for rent as the current tenants contract will end on 9th July. I am also thinking to sell the unit. Agents can respond to me both for rent and sell options. Is it a good time to sell my condo unit?

Hi,

It will be better to sell it off and unlock the proceeds, where you can have the flexibility to redeploy your capital. The rental market for outskirts area is subdued and rates weakening now, and you also have to factor in the maintenance and upkeep costs during the tenancy periods. I would highly suggest selling your unit instead of renting it out and using the sale proceeds to invest in a better property where you'll achieve higher rental yields as well as good capital appreciation.

However if you do not want to invest in a property, it is still advisable to sell off the unit now as rental market has weakened significantly.

Should you opt to sell it now, you will be liable for SSD as you are still within the 4 year mark. It would be good to start marking your unit towards the month of August and have the OTP inked after you have completed 4 years of ownership.
