Hi Mr Chan, I'm afraid that you can't act as a guarantor for your parents. As the borrower name has to be the same person as the purchaser.

As per what other fellow agent mentioned, it will not be possible under such kind of scenario.

But, if you are keen to explore, you might want to consider commercial investments as there are investments with low quantum ($500k and abv) and 2 years guaranteed rental yield ranging from 4 - 7 %.
*P.s. Do take note that any loans taken for commercial property purchase will also be subjected to TDSR considerations.
