Well when the market is bullish again, CCR prices can go up significantly and is typically the 1st districts to hit record highs. Relative to the last peak, CCR prices have come down quite significantly as well.

I think 6 Derbyshire is good for investment as it is freehold and its just minutes walk to Novena MRT and future Health City.
The cons is the 1 bedroom unit is facing highway which will be noisy and dusty if you choose low floor unit.
However I think if it is 22nd floor and above I think it wont be a problem and the view is very nice.

Like Ivan, I am curious why you have shortlisted this project since you have also identified that there are various other projects available in CCR at your disposal.

If you have shortlisted the project based on your immediate needs, intermediate needs and future needs and got all the checkboxes ticked, I believe this should be the right project, as the rest is definitely more about pricing.

Facing an expressway and etc are just some concerns, however, these concerns may not affect everyone. I have sold units facing expressway below #10 within 1 viewing at the priced listed on advertisement without a single cent less and this can definitely be done again, especially so in a buoyant market.

Let me know more about your thoughts and requirements perhaps. There could be a better project waiting for all you are aware of.

You have no clear projection on how much potentially can the prices appreciate after 3 years. You will need to do more research and comparison with its neighboring developments.

You will know you're ready when you have a clear entry and exit strategy for a development you're looking at. Astute property investors always have a detailed plan, supported by hard facts and figures.
