Dear tenant,

I am curious where did you get the knowledge where common market rate is compensating landlord with 1 month rent and giving 1 month notice? With no premature termination clause, it simply means that contractually there is no way out and all landlords reserve the right to claim whatever unfulfilled amount from the tenancy from the tenants. I thought a better negotiation term could be to propose to landlord that you look for a tenant to takeover your balance tenancy at your own costs. All above are subjected to landlord's agreement.
