Hi. I am an occupier in my wife’s hdb and looking to get a private property when hdb MOP soon. we are in dilemma between these 2 options and hope to seek advices from gurus.

1) get a resale 2br, move in and enjoy higher standard of living , then rent out HDB to collect rental. this would cushion the cost of mortgage of the 2br too.

2) get a 1br (or 2br) new launch. to flip after 3yrs. is it still sure-win fast cash in current market?

Hi, appreciate your sharing. It depends whether you wish to stay in the private condo for next 3 or 5 years. Given new condo is progressive payment which slowly increasing the monthly mortgage. For resale condo, you have to manage the tenant which allow you to have passive income as renting out allow to cushion off your monthly mortgage.     if i am buying a new launch to sell…i will continue to stay in my 5rm hdb.

    if i am buying a resale, i will move in and rent out my 5rm. but this will sacrifice space for condo facilities. hence i am looking at older resale for bigger space. at least 1k square feet.

There is no sure-win scenario in current real estate market, and will definitely boil down into the specific situation pertaining to your entry price as well as the projected exit price. With most new launches exceeded the $2,400psf mark and fast approaching the $3,000psf, the resale projects lagging behind could stand a good chance to grow in terms of pricing. Hi Benny,

Please allow me to give you my opinion on the 2 options.

1. This is a good option because HDB gives you a good rental yield and you will be able to generate some possible cash flow. If your HDB flat is relatively new, you will also be able to enjoy many years of rental income before you sell it eventually.

2. 1 Bedroom may be risky in the current market condition because there is a high supply of 1 bedroom units and the quantum for 1 bedroom new launch units may be too high for buyers and your potential pool of buyers in the future is also limited to another investor or bachelor who is buying for own stay. In my opinion, if you are looking to flip after a few years, a 2 bedroom new launch or resale 2 bedroom or 3 bedroom are possible options also.

Pros: Upgrade in life style
HDB has higher rental yield

Resale condo: monthly mortgage immediately kick in after sales completion

Option 2:
Pros: New launch: Progressive payment so initial interest and monthly morgage is very little. Do not have to look for tenant or worry about vacant period.
