Hi,

Yes for Single SC 35 years and above, they are eligible for 2room BTO in non mature estates (such as Sengkang Punggol). However, the subscription rates for this segment is persistently high and always difficult to get an unit.

For self employed, they will use past NOA to assess the hdb loan attainable. For 3 room hdb resale, it depends on the area and age of unit, but typically its around 300k for areas in the outer regions.

Dear Sir/Mdm,

1. As a single, you will be eligible to purchase a 2 room BTO flat. As long as you are working and has IRAS Notice of Assessment, you will be eligible to apply for a HDB loan. Application for a new flat can be done online during the new flat launches which are conducted regularly.

2. You may also want to consider buying a resale 3 room flat instead as BTO takes about 2-3 years to be ready and if you sell your current flat now, you will need to rent a place to stay in the interim period. Buying a 3 room flat will allow you to rent out the spare room to generate some rental income to offset your monthly mortgage payment as well. With a resale flat, there will also be no need for you to rent a place in between.

Hi,

(1) Eligibility: for single to buy BTO, only 2-rm flexi is available in non-mature estate. On top of that, you have to be 1st timer.
Since you did not mentioned whether current flat is a BTO or resale with grant. I'm not able to comment whether you are eligible for BTO.

(2) Pls see answer on (1)

(3) Since you are working as freelance, you are considered as self-employed person.
Thus you will need latest NOA (Notice of Assessment) from IRAS for the loan.

(4) You will have more choice for 3 room flat if possible, with your loan etc. Otherwise, 2-room resale flat currently only available in some area only, and the choice is really limited.

Other factors to consider is where your father is going to stay after selling your current flat.
Until this is resolved, it is too early to start selling.
