Hi, I am 35 this year and being single, I understand that if I purchase a 4 room resale with HDB grant now, I will have to pay resale levy in future if I were to downgrade to a 3 room resale or 2 room BTO flat.

Do I have to pay any resale levy if I were to downgrade to a 3 room resale or 2 room BTO flat when I did not take up any HDB grant.

Hi,

You only need to pay a levy if you take up a 2nd subsidy for the flat purchase. The 4rm with grant is considered a subsidy, and 2rm BTO is also considered subsidized housing. Hence if you downgrade to 3rm resale, theres no levy involved.

Hi Mr Gillian Lim,

HDB resale levy ruling change time to time.

The current policy will mean you will need to pay a levy if you apply a 2 room BTO in the future. No resale levy will occur if you purchase a 3 room resale unit in future.

But this is a good time to get a 4 room resale HDB with grant as the government has just increase the amount for all Singaporean.

Dear Gillian,

But on the current regulation, if you take the grant now, you will need to pay resale levy only if you buy a BTO flat in future. If you do not take any grant now, you do not have to pay any resale levy and yet still entitled to the grant.

Of course all these will be subjected to prevailing eligibility condition such as income ceiling etc.
