Hi guys I don't know if it's appropriate to ask this question here but... my relative engaged an agent to rent out his HDB flat and everything went well, except now the contract period is ending and he was trying to contact his agent to take back the property from tenants but the agent seems disappear...

Just wanna know is it ok for the agent to do so? Collected comm then disappear? What shall my relative do now? Can he lodge a complain against the agent? Or just go knock the door and handle it with tenants on his own?

Morning,

Not all agents managed to stay within the industry for long. You might have a case where the agent have left or changed his contact number without notifying your relative. If your relative is looking at renting out the unit again, and that the handing over of the unit had being done properly, I might be able to assist accordingly.

Dear sir/madam,

Perhaps there is a misunderstanding in terms of expectations for performance of a salesperson. A what my fellow salesperson has indicated, the usual responsibilities of a salesperson will end after handing over the apartment to the tenants therefore any after services could be complimentary or value added. In some cases I have heard, management fees is also collected for follow ups after rental.

In your scenario, as long as your relative is aware of the terms and conditions of the agreement and what has been handed over, what to be expected when he or she takes over the property, it is alright to take it on.

If there are plans to lease out the property moving forward again, your relative may consider engaging another salesperson to visit the property together during takeover and see what needs to be done from there. I have handled such a case where the landlord is permanently based on Australia and appointed me to takeover the entire process to take over from existing tenant, getting the apartment ready for the next tenant, marketing the property for rent and handing over to the next tenant.

Hi, the agent responsibility will end the moment the Tenancy Agreement is signed and the rest will be an act of goodwill thereafter. So now in this case, your relative could just take over by going over to the unit and discuss the issue with his tenant directly.

Sorry to hear about your relative's unfortunate experience but as Mike mentioned in the earlier answer, it may be a genuine case of the agent having left the Real Estate industry.

You can ask your relative to check if the agent is still in active service. Just go to this link:
https://www.cea.gov.sg/cea/app/newimplpublicregister/publicregister.jspa

If they still have the tenancy agreement, the agent's details should be available at the last page. They can check the given details and verify if the agent is still in active service.
