Hi Gurus, my situation is that I am keen on selling my current 5 rm exec flat and purchase a 3 bedroom executive condo near my area. How do I go abt finding a buyer and making the new purchase as well. My concern will be the inital 15% downpayment to the developer, I wish to make the payments with the sales proceed of my current flat. Is there anyway I can time this right? Is there an agent who can do both the buying and selling on my behalf?

I have transacted a few units with owners and homebuyers exactly in your scenario.

There are quite a number of ways we can proceed the main issues would be the timeline and the initial downpayment.

It would be good if i can have more info on the EC that you are looking at, is the EC still under construction or it is ready for occupation ?

Hi Fadz,

Of course all salesperson can do the job. My concern is where are you going to put up at after selling. It could be another 3 years wait for the EC to TOP and move-in for you, therefore are you prepared to be on rental for the next 3 years or so? Or do you have alternative accomodation confirmed? Alternatively, would you be considering purchasing a resale EC such that you may explore using the bridging loan option for the downpayment and yet continuously have roof over your head without going in rental.

I have handled a few similar transactions and am currently handling another similar transaction.
