Hi Gurus, Me and my spouse is looking to buy a HDB resale. We are both first timer and is not sure how things work. We are thinking if we should engage an agent. Would like to know what agent will assist us on? Will agents teach us on step by step on how to purchase a resale flat? How much would it cost to engage an agent? Lets say if the flat cost 300K.

Hi there ,

Thank you for your query.
Agent fees for purchase would typically be 1%.
And you're absolutely right , enagaging a specialist has its due advantages. For starters, you will be assisted and taken care of the entire transaction from start till end. Firstly, based on the financial calculations , I will be able to plan a smooth timeline for your purchase and then , shortlist units in accordance to your requirements for your perusal. Followed by negotiation, admin / Legal /financial procedures etc. I would suggest to adopt a more pragmatic view , as this is an asset, a very important one indeed. Good evening,

I will strongly advise you to apply for HLE (HDB loan) or IPA (bank loan) to figure out how much loan can you obtain based on both incomes. On top of that, we will have an idea of your budget with the finances (cash+cpf) and housing grant available.

From there onwards, we will start our house hunting process. I will brief you and remind you along the way to keep things steady.

Commission for purchase is at least 1% of purchase price plus GST. Just to share.

Hi

For 1% commission, you save yourselves the headaches.

As not all agents are not born the same, it will be good to appoint one with the necessary knowledge and experience.

If you write to gavin.ng@orangetee.com, we will advise.
