Hi,

Newer projects in Eunos made used of the loophole that involves bay window. The newer projects would have higher rental asking as well. However, you would have to compare this with the actual purchase price to determine what your rental yield would be.

Older projects have bigger livable area but they command a lower rental. However, based on a lower quantum, you have to re calculate your rental yield as well. For example, the plot of land at Jalan eunos has an estimated of 900psf launch price based on current bids by developer, 99 leasehold. If you look at long run, with the demand in property increase due to industrial in Ubi and upcoming commercial hub in Payalebar, if developers are looking into the area, surrounding projects will be going at about $600-$700 ppr. Resulting in about $1000 - $1200 psf if it were to release in future.

Hope this give you an idea on what to look out for.
