Hi Woodlander,

Realistically, close to $400k may be possible in view of recent caveats lodged. But again the most recent ones are reflected yet.
The situation in HDB transactions these days are interesting... SPRs are seen buying in anticipation of more strict rules probably implemented in some months to come. The recent new rules imposed from 20Feb10 for HDB buyers who are taking bank loan is up to only 80% instead of 90%, this may dampen some buying mood from SPRs as they cannot take HDB loan usually up to 90%.
Prices are about demand and supply and are affected by policies from time to time. Valuation depends primarily on 3 factors:
- Location within location: near amenities/ schools/ shopping, MRT, etc.
- High vs low floor.
- Renovated move in vs original condition.

Buying EC or condo requires a 1% + 4% cash + bal 15% by cash, cpf or both + stamp fee (by cash and can be reimbursed from CPF later).

HDB transaction to complete takes about 4.5 months compared to pte condo of about 8-12 weeks.
