Hi Gurus,

I have a complex question.

My current situation:
- 5Rm HDB valve around $650k
- about $40k outstanding HDB loan
- Have about $100k in CPF OA
- Salary about $10k per month
- age 43

Problem:
- unsecured credit/personal loan outstanding $180k


What I want to do:
- sell my HDB and use the cash proceed to pay off personal loans
- Use remainder to buy a 3 bedroom condo (near a school my son is going to)


Is this exercise possible. I know the timelines are tight and banks doesn't like ppl like me with outstanding credits or loan.

Or should I wait another 2yrs and pay off my loan first.

Hi,

If you have been prompt with your credit card monthly payments and the credit score is good, it is worth exploring as the home loan amount for the next property will not be affected. Will be glad to discuss and explore how much you can loan for the mortgage after clearing the personal loan amounts. Once there's clarity on this, and based on the purchase price of condo and funds on hand, it be easier to explore if the upgrade is possible.

As to your plan to buy a 3 bedroom condo , you may want to do your sums thoroughly , if necessary due to budget , you can buy a hdb instead if eligible .

As to your plan to buy a 3 bedroom condo , you may want to do your sums thoroughly , buying a condo is possible if the cash proceeds from your hdb sale is very high , meaning you bought your hdb at a very low price of 300k or lower .

You are in a good position to upgrade however, it is important to find out the amount of loan you will be able to secure in view of the outstanding loan.

One method that you can adopt is to sell the HDB first and clear the debt before applying for the housing loan. In this way, you will be able to secure the maximum loan. However, for this to work, you will need an interim place to stay during the transition period.

It may seems feasible based on your plans moving forward, however, it is best to sit down and work out the estimated sales proceeds for your existing HDB, given that we are unsure of how much CPF you have utilised with accrued interest for the existing flat. This will greatly affect the sales proceeds of your flat, which in turn impact the status after repayment of your unsecured loan.

With more detailed understanding of the financial status, it will be easier to plan out your next housing option. I would guess that you will probably need an interim housing of about a year after sale in order for the credit records to be cleared such that you can maximise your housing loan.

Based on your credit record, it would be quite likely that you can obtain sufficient loan to purchase a condo. You might want to consider something more affordable since you ultimate plan is to improve your credit status and liquidity.

Good evening owner,

I had clients with similar or worse situation than you.

Banks might not be able to grant you optimal bank loan and usually will require clients to be debt free for at least 1 year before they grant you max loan.

It will be best to speak to my experienced bankers before we proceed forward. I dont wish to put you in the situation that you dont have a place to stay.

Furthermore it will be best i do a detailed financial calculation for you to see how much sales proceeds you can receive from the sale and after settling the debts. Without sufficient finances, upgrading could be a problem.
