I will always use these factors to determine whether a project is worth investing for my investor.

1) where are the potential tenants coming from?

for instance, novena. Government is making that area a medical hub so tenants will most likely be medical sectors if not overseas patients. Currently shortest lease can be as short as 3 months. Other potential tenants will be working nearby like orchard, cbd etc.

2) how to enjoy potential capital appreciation

Find out what are government plans for different area. When there's growth, there will be capital growth. Novena -> Upcoming medical Health city -> Growth -> $$$

Perhaps you can share more with me so I will be in a better position to value add further.
