Good afternoon JJ,

It's not a MUST to engage a real estate salesperson to assist and source in your property purchase.

But by engaging a professional, he/ she will be able to filter and arrange units that suit your requirements. You can comfortably just attend the viewings at ease and pick the unit you prefer.

A real estate salesperson will be able to advise you what price to offer based on the past transactions etc. SRX valuation is an estimation, should be solely used as a guide. You should based on past transactions instead.

It is not mandatory to engage an agent, but having been through the process an agent can give you inputs from an alternative angle, and some pitfalls can be avoided when house hunting, especially when it comes to making the offer. Welcome to Tampines (my home town). The general rule of thumb will as long as you are competent to undertake the entire purchase procedure, from sourcing of units, to making and negotiating the offer all the way to paperworks and resale application, you are good to go on your own in this purchase without the salesperson. I am concern about this aspect for you since you are unsure of the procedures in place for such arrangement. Do you think you are undertaking huge risk if you are not engaging the services of a competent salesperson but yet, not so competent in the whole process of purchasing it on your own? Consequences could be huge in doing so for incompetency in carrying out such transactions.

Let me lighten things a little.

If you can shave your head botak, you dont need to go to the barber.

If you need to style it, trim it, crop it, even as a professional hairdresser, you cannot reach the back of your head.

It all depends on how well you need it done.

Like most fellow agents have pointed out, you can do it yourself, if you area equipped with the know hows.

When it comes to real estate, we are talking about 100's of 1000s of dollars.

I strongly encourage you to engage a professional real estate agent to help you. Pay a fee and have it done correctly and well.

Afterall, we are trained.

The last thing you want is to cut your own hair, looking good from the front, but the back of the head may be a joke and it can haunt you for the next 4 weeks. Or worst, end up still having to pay a professional hairdresser to rectify it.

1.Unfamiliarity of real estate transactions rules and regulations could delay the transaction.
