Hi Guru, I'm 30yrs old single SC, gross income between 45k ~ 50k, CPF 50k, cash 50k. I'm planning to move out from my parents' house 2014. Q: what type of property I'm eligible to purchase? size, location and price recommendation? thank you.

As you are under the age of 35, you are only eligible for purchase of private property. In reference to how much loan you can get, it would be more prudent to get the advise from bankers. Only with this figure can we work on the housing size and location.
