Hi Guru

I am a Singaporean, Single,currently stay in 5 Room HDB flat with my parents,i am the sole owner of the existing HDB flat. The flat still having installment with bank.

I also have a Condo in the East, already fully paid.

My question to Guru is if i sell my currently Condo to gain the profit, it already 16 years old, and i want to buy another Condo in the Resales market to rent out,do i need to pay the Stamp Duty and Additional Stamp Duty, and is it allow me to buy another Condo, since currently i have a HDB flat.

Hi Desmond,

As you have mentioned that you are a Singapore citizen, you are able to sell your existing condominium first before purchasing the next one at no additional buyer stamp duty. That is also provided for that the MOP of your current HDB is met.

As a Permanent Resident, addditional buyer stamp duty will kick in with additional 3%.

In addition, the MAS recently announced new regulations in terms of the housing loan eligible for buyers and I have computed these information into a table format for easy understanding. Should you require a copy of this table, feel free to let me know. May I know if the existing condo you are talking about is in Pasir Ris or Tampines area?

Afternoon Desmond,

Given the fact that you are the current owner of HDB unit and private property, it would meant that you have fulfilled the MOP or have purchased the units long ago. With current ruling, ABSD is only applicable for third property count, if you are SC. By selling away your private property, you will only have one count of property at hand. Thus purchase of private property after the sales will only incur standard stamp duty.
