Good morning,

you are considered second timer if you decide to buy resale HDB, BTO or new EC in future as you had enjoyed subsidy once (grants in existing HDB).

You will only be eligible for proximity housing grant (if never enjoy before) if you decide to stay within same estate or within 4km from your parents or children with property.

If you wish to buy a resale HDB as your next home, you can apply for HFE to assess what are the grants you will be eligible for in a glance.

Thanks for reaching out! Here’s a breakdown of your situation:

- Since you purchased your resale HDB with a grant in 2016, when you sell the unit, the grant amount will be returned to your CPF.
- After selling, as you won't own any other property, you’ll technically be property-free.
- However, for future purchases, you and your wife won’t be considered first-time buyers anymore, as you’ve already used the grant once.
- For your next purchase, you won’t be eligible for the first-timer grants (such as the Enhanced Housing Grant or others related to first-time buyers).
- There might still be other grants you can explore, depending on your circumstances, such as the Family Grant if you are buying a resale HDB again, but these have different eligibility conditions.

Hi,

You will considered 2nd timer for next hdb purchase, as you have taken subsidy for your current flat. So there will not be grants for resale (except proximity housing grant). If you go for BTO new flat or new EC, resale levy is applicable.

Hi Sir,

When you purchased a resale HDB with a grant, you are considered as enjoyed the subsidized housing as a 1st timer already. In the future, you will not be eligible for any grants.

If you are purchasing BTO or new EC in the future, you will also need to pay a resale levy. The amount for the levy depends on your current HDB flat model.

However, if you purchase another resale flat, EC or condo, the resale levy is not applicable. Please contact me so that I can understand your intentions and assist you further.

If you are intending to purchase a SBF or BTO, you will be considered a 2nd timer and will be requird to pay resale levy. If you are intending to purchase a private property, then you are considered as purchasing your 1st residential property, thus ABSD will not be applicable given that you are Singapore Citizen household.
