Asked by
Hi folks, I am a SC and am currently based overseas with my wife (non-SC).
We are looking to purchase a resale HDB flat as a first-time buyer.

Pardon the basic questions, but

1. if I name my wife as an occupier, would her job income also be included with regards to the income ceiling?
2. our job income is based on a foreign currency. as such, does that still get considered (e.g., forex -> SGD) with regards to income ceiling calculation?
3. can the HDB housing grant be used to cover the downpayment?

Thank you so much!

Hi,

I would be most glad to assist you further and please feel free to let me know if you need any assistance. Have a good day ahead. By the way, in your case you be the sole owner of the flat while your wife would be under the essential occupier.

Does your wife has a long term visit pass in Singapore? Under foreign spouse scheme, your wife's income will also be considered under the household income to assess for the amount of housing grant that you are eligible for. Nevertheless, because you are on foreign income, will you be planning to return to Singapore in this case? Downpayment has to be from your own funds.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

    Hi Geryl,

    Thanks for the succinct follow-up.

Yes, she holds an LTVP now and we are waiting on her PR application results.
Would this change how the income ceiling is calculated?

We’re both holding only foreign income and cash. I do have an SG bank account with funds in SGD there. Our goal is to eventually come back and live in SG. If I were to buy a HDB now while based overseas, would the income be calculated based on some forex rates, or considered $0 since I’m not drawing an income in SG?

    Thanks so much again!
