Hi Experts,

I am in this situation now and in a fix what is the most feasible way in getting a love nest - min 2BR.

Currently over 35, and my fiancee is a foreigner (who is working overseas).
I am over the 7k income ceiling
We plan to ROM in Sep, in which will take some time for her to get PR (which i believe will take a long time).
However, we plan to really live together starting this year, in which that we need to get a matrimony home.

Searched and studied abit, seems like we cannot get either BTO or EC (since both requires both party to be SC).

Is it more worth it to go for resale EC or new condo?
In terms of financial, if i go for either of the above, does it means that we can get loans based on combined income?

Looking forward to great advises and thoughts.

Hi, lets talk about your eligibility for various housing. Firstly the options open to you are :
1) resale HDB
For resale HDB, there are no income ceiling unless you plan to get HDB loan or CPF housing grants

2)Resale EC
For resale EC in the open market, they are treated as private property and you can purchase one under your own name if it is 6th year onwards.

3)New Launch Condo
More exploration and financial flexibility in this aspect, depending on the projects.

For private property, you are getting bank loan, and usually, as long as you have proof of income or what the bank requires.

Hi,

Oh are you guys only looking at private property? Since you are already 35 years old and single singaporean citizen, you can actually purchase a resale HDB on your sole name basis, and add your fiancee name in later after marriage. But as you are the sole owner , only your income will be recognized for loan purposes and your CPF OA can be used to fund any downpayment or monthly repayment.

If its private property, you can again buy under your sole name as well. If you need her income for loan application purposes, best to buy only after you all are legally married. As for married couple with SC and foreigner first joint matrimonial property, you can be eligible for ABSD remission.

Hi Glenn,

For your case, you will not be able to include your finance name as one of the owners as you will incur a higher Additional buyer stamp duty. If your intention is to move in quickly then a resale EC will make sense. However, if you can afford to wait, then a new condo is better.

Unfortunately you will not be able to get loan based on your combined income as her name will not be included as one of the owners. The loan assessment will be based solely on your income which will mean a higher cash outlay.

As a foreign spouse, purchasing a first residential unit in Singapore with a Singaporean husband will allow the couple to apply for ABSD remission since it is going to be the first matrimonial home. This applies only for married couples, thus can potentially allow both husband and wife's income to be taken into consideration for loan assessment, opening up a wide selection of homes for the couple to choose from.

If you are purchasing only as fiance-fiancee as of now, then ABSD for the foreign spouse will apply, thus it make sense to be only purchasing under the Singapore Citizen's name, which means only this income is assessed for home loan, thus reducing the number of choices.

As to whether it is more worthwhile to go for resale EC or new condo, it really depends on the priorities. There is no standard answer to it, but do take note that a foreigner is now allowed to purchase a resale EC that is under 10 years old.
