Hi, do you guys think the recent cooling measures will affect the land tender market for small properties?

I'm the sole owner of a 11,000 sqft D19 landed. I believe the higher ABSD mainly affects en-bloc sales, so is this a good time for me to sell my property via land tender?

Dear owner,

Main factor affecting land sale prices to developers is the additional stamp duties applicable where it is non-refundable. Nevertheless, where there is a plot of land with great redevelopment potential, depending on the plot shape and dimensions as well as its zoning, it will still appeal to developers ultimately given that land is the most precious resource in land scarce Singapore.

Hi,

Depending on the zoning and plot ratio of your land in the Masterplan, your Landed Property may be considered as a "GEM" for Developers if they are able to "add-value" to the land.

If it's a single title of 11,000sqft, it will also be attractive to individual buyers, as they may not need to pay ABSD altogether.
