Good evening Ms,

As you have known it will be tough to apply for a new EC because you are a private property owner and especially you are not keen to wait out 30 months before application. But we can try to appeal.

Do take note that both of you will subject to ABSD for the 3 bedders condo purchase as it will be considered as your second property.

Another thing to bear in mind is that you will have to come out with at least 5% downpayment and stamp duties in cash (especially in resale cases).

But nevertheless do not to worry. I have a suggestion that you will have to come out with minimal cash and dont have to pay absd.

This method had worked for plenty of my clients which had a smooth sailing upgrading plan.

Dear madam,

A little of contradiction here because you were mentioning about looking at freehold 3 bedroom projects, however, ECs are not freehold.

1) Possible to upgrade, however will need to know what price range can you go for.

2) If you buy first before selling and include your name, ABSD will apply.

3) Minimum cash component for home purchase will be 5% of the purchase price, not considering the miscellaneous fees involved like legal fees.

For your situation, my suggestion is to sell your 1 bedroom condo first and then purchase the 3 bedroom freehold condo in both you and your husband's name. By doing so, you will be able to secure the loan and also NOT subjected to the Additional Buyer Stamp Duty.

For the purchase, I would suggest you to look at the Bayshore area. The bayshore district will be developed over the next few years and with the completion of the Thomson East Coast Line, value of homes are set to increase.
