Hi, Currently i own a private property under my name. Hence, my husband and I are unable to purchase BTO or EC. We are considering if we should purchase a resale flat or buy another condo under my husband's name. What is the down payment amounts like for the two options?


What is the pros & cons for these two options?

Hi,

To purchase resale HDB, both of your names must be included as a family nucleus entity, which means you have to sell away your current private property. I guess purchasing a new or resale condo under his name is the better alternative since you can keep for investment income.

Dear madam,

Your husband will only be eligible to purchase a resale HDB under his own name, with your name included as an essential occupier although not an owner, therefore you will be required to liquidate your existing private property and fulfill the 5 years minimum occupation period before you can use your name to purchase a condominium without ABSD, provided the regulations stay as it is.

For purchasing of another private property, the downpayment required will be 20%, subjective to your husband loan eligibility, considering that he does not own any existing property. It is definitely a more straightforward option if your intention is to lease out 1 of the unit for rental income.

Dear Mdm,

I am assuming currently you are living in the private property under your name. For your situation, a resale flat is not a good option as you will only be able to purchase a flat under both your names as a family nucleus. By doing so, you will need to sell your private property within 6 months from the completion of the purchase of the resale flat.

Buying a private property under your husband's name makes more sense as he will not be required to pay the Additional Buyer Stamp Duty if the property is his first residential property.

He will be able to secure 80% loan for the property purchase. The remaining 20% will consist of 5% cash and 15% CPF. There is also a basic stamp duty of about 3% of the purchase price.

Hi friend,

You really only have 1 option. Buy another Private unit.

Be it BTO or resale, as you are married, Both you and your husband's name will be in this HDB flat.

As the rule goes, WHEN YOU PURCHASE A HDB, YOU HAVE TO DISPOSE OF YOUR PRIVATE CONDO.

If finances permit, i would suggest that your husband purchase a private condo in his own name. That way, he need not pay ABSD.

To purchase a BTO, EC or resale HDB flat, you will require to form a family nucleus , joint single or other HDB schemes; required 2 owner names.

Therefore the available options for you and your family will be:
1. Purchase a private unit under your husband name - No ABSD as this will be his first property
2. Purchase a private unit with either your name or with both names - ABSD applicable, as this is your second property
3. Purchase a resale HDB unit - Sell away the private property that you currently own within 6 months upon getting a resale HDB unit

Based on the information you provided above, depending on your needs for the new property, you might one to look at getting a new private property as this will be the simpliest and least ABSD options.

Good morning,

As both of you are married couple, your husband is not eligible to purchase resale HDB unit under his own name. It have to be done with you as the essential occupier. When this takes place, the current private property that both of you are holding need to be sold off.
Therefore, getting private property as your second property would be the next best option. By doing so under your husband's name, no ABSD will be payable if he is SC. Depending on his income, credit record, age and the balance lease of the intended purchase, he can obtain maximum of 80% loan.

Hi Ms,

It depends on whether you intend to keep your current private property.

If you wish to keep it, your husband cannot buy a HDB resale flat on his own. You will have to be co-owner or the essential occupier of the HDB flat. Which means you have to dispose off your private property.

Also, it depends on what is your objectives. Are you looking to own 2 properties? If so, it would be best if your husband can purchase his own private property under his sole name to save on ABSD.
