Hi Seller,

The purpose of a valuation report is to facilitate buyer to obtain mortgage loan and apply for withdrawal of CPF monies.

You do not need to have a valuation report when you sell your flat. But current practice for seller is to do a valuation report first, then determine the COV. After that, buyer will buy over the valuation report.

Are you looking to sell your flat? If you are serious in selling, i would advise you to do a valuation as most buyers want to know the value before committing to buy.

Afternoon,

I have clients who start marketing without valuation report. However, it would be tough for interested buyers to offer as they would not be aware of the COV component. It would also be tough for sellers as they won't be sure if the offer that they are accepting if good enough or not.

Therefore a valid valuation report can be considered as an asset to enhance the resale procedure.
