Hi Philip,

May I know the size of your unit? It could be a bit early to market since the BTO keys are not ready until 3Q 2018, and any sale done now for the hdb will mean completion around May. Unless you have a temporary place to move to for the interim.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

In terms of timeline, it seems premature to start the marketing efforts now as the new resale timeline taken effective 1st January has significantly cut down the whole process to an estimated 12 weeks, therefore should you be able to secure a buyer fast, you may need to arrange for interim accommodation for your family after the sale, even if your prospective purchaser agrees for the 3 months extension allowed.

The next consideration you have will be the price. The last 2 transactions of 65sqm unit in your block was done below your target price, and these data are easily available to prospective purchasers. To achieve the $360k, it is still possible, however, this will depend on the physical attributes of your unit, the available competition as well as the demand within the enclave you are in. If these are all in your favour, I do not see any major issue to achieve the price you are targeting.

Buyers are unlikely to want to wait that long to get their flat. Therefore, I will advise you to kick start the marketing efforts only in the middle of the year.

All the CPF and accrued interests that you have utilized for your current flat can be reused for your BTO provided that you are under the age of 55.

I have assisted many clients who are in a similar situation as yourself selling their HDB and moving into a BTO. I will recommend a timeline which you can smoothly transit from your current place to the BTO without the need for an interim place to stay. As for the finances, you can choose to do a contra to ensure the seamless transition of funds. If we want to get a higher price for your unit, we may need to target specific groups of buyers such as enbloc owners.

It is good to plan ahead, that why we call it "plan".

Your situation is as follow:
3-rm: 65 sqm
Remaining lease: 58 yrs
Past transaction price in 2017: $348k & $335 both at 04~06 level.
BTO ready in Q3 2018 (Not sure which month yet)

Your questions:
1.
How to calculate sales proceed?
This is too complicated for us to explain through words only. We will also have to show you exactly how it is calculated with all the evidence available, and not just pluck from the air.

2.
Potential buyer to wait till Jul~Aug.
You would have read all the comments from other experts already.
The reasons to delay the marketing are:

(a) With the new HDB resale system, the previous 5~6 months for completion timing has been much efficient.
Now only need to wait for 8 weeks upon resale application approval. All-in-all, should be within 3 months or at most 3 months + 1 week.

(b) 3 months Marketing period is a reasonable time frame. If the marketing strategy is correct right from beginning then should be within 2 months, and could be as early as within a month.

(c) In general, Buyer is usually more eager than Seller. They would want to receive the unit even before the completion. Thus it is not uncommon to receive offer based on early handover for renovation.

3.
What is the realistic selling price?
Past transaction price is readily available to public now, especially this is again emphasize when buyer register intent to buy.
Thus all buyers are aware of the past transaction price, and they will only offer a reasonable price based on the condition, level, facing and gudieline from past transactions.

To provide a price for your unit without looking is really unfair to you since we only have numbers from past transactions.
We can only give a recommended price after we see your unit.
