Hi, in your case, you can choose to pay a deposit to the condo seller and draft an agreement without having to sign any contract and that’s provided the seller agrees. Pls feel free to let me know if you need any assistance.

In terms of condo sale, it can be private agreement. Nobody says option period must be 14 days. And completion date can be set to a specific date, where all parties to the deal agree.

I fully undertand your concern and have assisted several clients on this. A timeline planning is very important to avoid you incurring a late completion interest or worst the seller forfeiiting your deposit and cancel the transaction altogether. As a guide, CPF finds need to be ready 3 weeks before completion while cash needs to be ready around 3 days before completion. From this guide, you have to plan your selling and buying timeline to ensure funds are available at the necessary milestones. However I do find it strange that your buyer has placed an option and already exercise otp when he has not sold his HDB yet. You need to check with the buyer if he needs to sell his HDB first before completing the purchase process as normally, in this type of situation, the buyer would have enough funds to proceed with the purchase without selling his HDB first. As an agent, I will highly discourage my seller to accept an offer where the requirement is the buyer need to sell his flat first before completion of buying can be done as this affects the timeline of the sellers. Even in a case of 'pure' seller (no future housing plans), the probalility of such transaction bouncing is very high. Dear Sir/Mdm,

I would not recommend that you commit to the condo purchase at this time because you are uncertain of how long your buyer is able to secure a buyer for their flat. That is to say you do not have any certainty in terms of timeline.

An agreement with the condo seller is only possible if you do not need the funds and CPF from your current flat to complete the purchase. If not, the timeline will be dependent on the HDB buyer and will not be within your control. It may not be easy to convince the condo seller to give you a long timeline and by doing this, you are losing out on the bargaining power on the purchase price.
