You will need to qualify for the EC under one of these eligibility schemes:

Public Scheme
Fiancé/Fiancée Scheme
Orphans Scheme
Joint Singles Scheme

You do not own other property overseas or locally, or have not disposed of any within the last 30 months

Hi,

If you are referring to EC sales from developer, you need to wait out a 30 month period after selling your current private property before you are eligible to apply. Both applicants cannot have private property at point of EC application.

For private condos, definitely no such restrictions. Thanks and hope to value-add to your housing plans further.

Hi Sir/Mdm,

Unfortunately, you will not be eligible for a new EC as there is a waiting period of 30 months after the sale of your private property.

May I suggest that your partner purchase a resale EC or a private condo instead under a sole owner instead. In this way, you will be able to continue to enjoy the passive rental income while having a place to stay. Resale EC's prices are usually lower as compared to private condos and therefore is a good option to consider.

Good evening buyer,

In order to be eligible to apply new EC, you will have to dispose off your private property first and observe a waiting period of 30 months before you can do so.

If not, he can purchase one solely under his name. By doing so, he will avoid payment of additional buyer's stamp duty if your name is not included in the purchase. It will be considered as your second property purchase.

Alternatively you can opt to sell your existing investment and purchase a property jointly.

Good day miss ,

Many conditions to be met to qualify for EC ,

You and your partner combine income must be below 14k .

you and your partner cannot own any private property 30months prior to the EC application .

In other words , even after selling your private property , you still need to wait 30months to apply for a EC , likewise if you wish to buy a new BTO HDB flat , except the income ceiling is 12k for new BTO hdb .

My charges are 1% commission for exclusive selling rights to your property , or 2% for open listing .
