1. Before buying a new unit, you should do some research and check the track record of the developer. If they have a habit of developing projects that have defects, then it's best to avoid buying a unit from them. However, if they are well-known in the industry and have built many recognisable projects that have won awards for architecture and design, then you shouldn't worry.

2. Prices of EC units are unlikely to come down ad they are rare. In fact, prices have already crossed the $1,000 psf mark, so you shouldn't wait too long to purchase a unit.

3. If you are keen to live in Sengkang, then you should explore what other options are on the market. You can consult your agent who will advise you on the pros and cons. Alternatively, you can check out what EC units are available for sale in Sengkang and the surrounding estates by going to: https://www.propertyguru.com.sg/executive-condo-for-sale/in-hougang-punggol-sengkang-d19

Hi DN,

Of the 3 ECs in Anchorvale Crescent, Bellewaters Vales and upcoming unnamed EC development by Sim Lian, I would say Vales would be slightly better in terms of location, (directly beside LRT) if thats your key consideration. If your plans can wait, you may want to wait a bit longer until the unnamed EC launches around May onwards to have a better idea. Thus far the only 3 ECs in Sengkang area are those aforementioned. Alternatively you can consider ECs at Punggol such Terrace or Amore.

Perhaps you might want to discuss which factors you give priority to, so as to be able to narrow down to a decision. Thanks and may I understand your requirements further so to offer more value-added inputs? Let's discuss further.

Sim Lian is a well known developer with more than 30 years experience in Condo & ECs. The construction & quality can be assured as 1st year maintenance is by the developer and you will be doing default checks before moving in. Prices for ECs are usually stable for now as we can see from the market. Other ECs in Seng Kang & Punggol area i can advise you more however for location for The Vales is relatively good as it is close to LRT station. Alternatively we can look at Riverbank which is a PTE project with attractive pricing.

Hi DN, due to the weak market sentiment, in fact most or if not all develoeprs have started to slash their prices for private condo as well as EC. There are always a baseline to discounted rate and could not go lower anymore, else developers will be making a loss. And if you continue to wait and hold, chances are prices will be adjusted upward by next year in 2017. There are a few units which you could try to ask for a slightly lower rate and hope that I could share and discuss with you more about the pricing. Hope to hear from you soon. If you are not particular about purchasing choice units of the various projects, it is definitely not an issue to sit and wait further to see if there is any movements in pricing and in comparison to upcoming projects.

The consideration here is about what could be the changes in terms of regulations in the pipeline that may affect your purchase plans (interest rates, income ceiling, TDSR, MSR and etc).

I have buyers 3 years ago indicating that they will wait for prices to come down before entering the market to purchase. Since then, prices have cooled quite a fair bit but they have become ineligible for purchase mostly due to TDSR concerns as well as ABSD.

I always share with my clients, it is okay to wait if you have what it takes to wait. Otherwise, why not take action now and be in control of the situation now rather than let regulations control your actions? I do not believe in hard selling but rather selling based on clients' needs. There is no perfect solution, and if there is a perfect solution, chances are the pricing is not perfect.
