What are indications that the agents are siding with tenants, low balling or slow to viewings? I can understand landlord's frustrations in current market as it is unlike last year where the entire rental market is doing extremely well, units are flying off the shelves even without viewing.

The market for rental currently is subdue, probably due to the influx of new projects that obtained TOP this year. Furthermore the expectations of tenants has also been controlled that most tenants are willing to renew their existing lease instead of looking out for alternative places when landlords are looking to increase rental (of course reasonable raise).

In my opinion, it will be in your interest to find out what your agent has done so far in reaching out to prospective tenants on top of passive marketing (listing on PropertyGuru only for example), how are response from the effort and feedback from ground on top of the market supply and demand. Listen to it, break down the details and analyse it yourself to determine if you agree with what your agent has shared with you before you decide if the agent is working in your interests.
