Hi Agents, Both my husband and I are planning to buy our very 1st home after being married for 3 years. What type of home are we able to afford without forking out too much money?

Below for your info;

Citizenship: Singaporeans

Husband - 38yrs old, with a vehicle loan which he's currently paying a monthly installment of $700, left 6 more years to go. Earning $2.8K per mth.

Wife - 28yrs old, has never taken any loan before. Earning $2.3K per mth.

Combination of Husband & Wife CPF Ordinary Acct: $70129.

HLE as of Feb 2018: $299100

Cash on hand: $10K

Criteria for Housing area: Preferably near mrt station, looking for a house in Tanah Merah, Simei, Tampines or Pasir Ris area.

Looking for: A house that has a tenure of below 35yrs old if it's a HDB. No corridor windows. Would be great if there's a balcony.

Hi,

There are 2 ways to interpret your question:
(a) Money; mainly refer to cash
(b) Money inclusive of cash + CPF

(1) A straight forward answer to (a), is to apply for BTO. As you might not be aware that almost everything can be pay using CPF.
10% downpayment + 90% loan, all can be pay using CPF, inclusive of the option fee paid in cash earlier can be refund if there are sufficient CPF in your OA.

(2) Straight answer to (b) would be a smaller flat + non-mature estate.

The 4 estates listed, Tampines is a mature estate, thus the flats over there are more expensive compare to others.

Tanah Merah area, majority are old flats; more than 35 yrs old except for a few blocks at and about 13 yrs old. However the selling price there are very high.
Both Simei & Pasir Ris have more of what you are looking for, lower selling quantum, 4-rm flat, corner unit, near MRT. If balcony is higher priority in your selection, then more flats in Pasir Ris has such feature.

With your current financial status, I would suggest you to select something around $350k, where you only need to loan $280k, 25 yrs loan repayment, monthly installment of $1,270 shuld be quite comfortable.
Your combined CPF contribution is $1,020 + cash $250 is manageable. You also have a better chance of early repayment with this approach.

Based on your cash of $10k, your options will probably be limited to HDB flats, as private condo requires you to put down minimum 5% cash.
