Hello, we got offered for a HDB located in sengkang. It's 2 min walk from the MRT. High floor unblocked view. Remaining lease 91years. Selling price is high $800k. Do you think it's worth paying this amount for a flat in Sengkang? We might be intending to sell it probably after 10 years.

If you have concerns over anything, the key thing will be to look if you have any other options? For a HDB in Sengkang that is looking at $800k, I am sure there will be cheaper options, so why are you still having thoughts about this property?

No one can really answer you if it is worth paying this amount given that there could be intangible considerations. If you are looking at worth or not, then you should consider getting the cheapest listing in the market based on similar lease balance and location, or any listings that can close below the last transacted price.

Hi, if you are looking to sell off the unit in the near future and hoping to gain a profit, how much do you think you will be willing to pay for it 10years later? If you feel like it won't fetch more than that, then it probably more worth it to get a cheaper unit nearby, otherwise you might spend everything thinking about the value of the flat and be in a unhappy state.

Of course, if you genuinely like the place and feel that it is worth 800k, go for it.

Actually, what you are asking makes a lot of sense. The next thing to ask yourself is whether this HDB flat will appreciate further and if so, how much. At the the end of the day, when you choose to sell or downsize in the future, would you be able to, easily? Will anyone pay the price you are asking for... in Sengkang?

I would suggest you work with a knowlegdeable agent to shortlist a property that has potential in a more central location and close to amenities so that in the future it is easy for you to sell and upgrade or downgrade without too much of a difficulty.

At 800k, if you factor in the renovation and transaction cost, it is unlikely you can make a lot of profits after 10 years. However if you are buying it as a home to stay, to enjoy the unblocked view and the convenience of the location, then it might be worth considering.
