Hello property gurus out there , I need to some advice from you guys.

I'm singaporean who has been working abroad for more than 10 years. I have not purchase any HDB flat before but I was told im not elibigle to buy because i own property overseas. My questions are:

1) Are there ways which i can buy HDb? I wrote email to appeal to my MP but the fellow could not give me a solution other than to ask me to sell my overseas property then buy hdb.

2) What are the conditions to buy EC? If I cannot buy HDB , can i buy EC then? Brand new or resale?

Hi Mr T, if you insists on retaining the overseas property, you could only buy private property like a condo or a resale EC in Singapore then.

Hi Mr T,

The current rules states that you will have to dispose off all interests in residential properties (local and overseas) latest within 6 months of the HDB purchase.

This is because HDB is meant to be for own stay, and you will have to fulfill the 5-year MOP before you can choose to sell or rent out the whole unit.

If you plan to continue residing overseas after the purchase of the HDB flat, you may wish to write in to appeal to keep your overseas property as that's for your own occupancy. But do take note that you will not be allowed to rent the HDB flat out, and your MOP period will only start when you move back to Singapore and stay in the flat.

Generally, conditions for purchase of new EC is quite similar to HDB, except that you will need to form a family nucleus with at least 1 Singapore Citizen, to be eligible for the purchase. For HDB resale flats, you can purchase under Sole Lessee if you're Singaporean above aged 35.

I am unsure what were the reasons you have put forward in your last appeal through your MP, because the eligibility and criteria set forward for HDB purchases have been made very clear. Unless there is a really good reason behind why you are looking to buy a HDB while you retain your foreign property, I really do not see any positive outcomes in your appeal.

You will only be eligible to purchase private residential properties in Singapore, and only resale ECs fall into this category for you.

Good evening T,

I will love to assist you in your property purchase.

If you wish to purchase a new HDB, you will have to dispose off overseas property and observe 30 months waiting period before you can apply if you are eligible.

If you opt for resale HDB, you can purchase first but have to dispose off your overseas property within 6 months from completion date.

Btw are you coming back to SG? Alternatively will be opt for private housing.

New EC is as per new HDB eligibility conditions.

As for resale EC, you can purchase it after it MOP (as tho its a private property).

Care to share more about your intention behind this purchase so I will be in a better position to advise and assist you further.
